The base fit score is the mean of the project's four Brickink axes (developer track record, payment-plan cadence, RERA / ADGM escrow posture and location fundamentals), scaled to 0–60. We then layer community-match bonuses, Golden Visa alignment, the yield-vs-target delta, and a complaint penalty — capped so one bad axis can't drag a project below zero. A "Pass" verdict from the editor halves the candidate; Buy verdicts break ties in favour of earlier handovers.
