Premium advisory · Flat-fee due diligence

Three engagements.
No commission. Pick the depth your decision needs.

Brickink runs the same four-axis framework on every project — developer track record, payment plan structure, RERA / ADGM escrow, and location fundamentals. The free shortlist you read on the home covers the headline call. The premium advisory tier is for when the decision is bigger than the shortlist: a flat-fee deliverable, commissioned, and signed off by name. Fees are the only compensation; we do not earn referral commission on closed deals inside this tier.

The baseline

What every tier does first.

Every engagement — Tier 01, Tier 02 and Tier 03 — opens with the same four-axis reading: developer track record, payment-plan structure, RERA or ADGM escrow status, and the fundamentals of the district itself. The premium tiers don't replace that first read; they deepen it and add the next planes of work — financial cross-checking, a 5-project comp-set, dispute-risk review, payment-plan negotiation support. Everything below stacks onto the same baseline.

The engagement tiers

Same framework. Different depth.

Every tier is a flat-fee deliverable and a fixed turnaround. Fees are quoted in AED with a GBP equivalent for overseas buyers; the consultancy invoices the fee in AED, settled by bank transfer on engagement. The scope delta between tiers stacks — Tier 02 is 01 plus a financial read, Tier 03 is 02 across multiple projects plus a working engagement.

Plain-language pricing

What is — and isn't — in the fee.

The premium advisory tier is sold on the basis of the deliverable, not the deal. Here's exactly what that means for the fee you're quoted.

01

No solicitor referral fees

We do not get paid by the lawyers we may name.

02

No brokerage commission

No 2–5% developer referral cut on the premium tier — fees are the only compensation.

03

No success fee on close

The fee is not contingent on you buying — it pays for the deliverable, regardless of outcome.

04

No hidden management fee

No rolling retainer, no annual subscription, no "research access" upcharge.

Investor questions

Five questions before you commit.

01

Is the flat fee the only cost — are there referral or commission charges on top?

The flat fee is the only compensation Brickink receives on the premium advisory tier. There are no developer referral fees, no solicitor referral cuts, and no success commission tied to a completed purchase. The deliverable is paid for once, at the quoted fee, regardless of whether a transaction follows.

02

How does RERA escrow actually protect my capital during construction?

Under RERA rules, a developer selling off-plan must deposit buyer instalments into a dedicated escrow account held by a RERA-approved trustee — funds that cannot be released to the developer until verified construction milestones are met. If the project is cancelled or the developer defaults, the escrow trustee is obligated to return collected funds to buyers. Our review confirms the escrow registration number, trustee identity, and the milestone schedule as filed, so you can verify the protection is in place before any instalment is paid.

03

What purchase price qualifies for a UAE Golden Visa, and how is it calculated?

As of current GDRFA guidance, a completed or off-plan property with a minimum purchase value of AED 2 million qualifies for the 10-year Golden Visa. The threshold applies to the title-deed value, not the amount paid to date — so a payment-plan purchase qualifies if the contracted price meets or exceeds AED 2 million, even during the construction phase. Joint purchases can be aggregated across eligible properties, but each owner must individually meet the minimum on their registered share.

04

What is the real financial risk in a payment plan during the construction phase?

The construction-phase risk in a payment plan is tied to developer solvency and RERA escrow discipline — if a project stalls, buyers continue paying instalments into an escrow that may take months or years to unwind. Our due diligence maps the developer's track record, cross-checks RERA escrow filings, and stress-tests the post-handover payment burden. The 60/40 post-handover structure is a common structure worth examining closely before you commit. Read the briefing on post-handover payment plans →

05

Should I buy off-plan or on the secondary market — what does the yield data say?

The answer depends on the district and the developer: brochure yields for off-plan projects are almost always quoted on a gross basis that excludes service charges, voids, and management costs, while secondary transactions carry a visible price history and a known achieved-yield record. Our yield-spread model works on the advertised vs achieved axis so you compare like for like. Read the briefing on brochure vs achieved yield →

The mandate path

Send · Match · Brief · Close with your own solicitor.

The premium tier runs on the same four-step flow as the standard platform — but the brief in step three is the deliverable you paid for, and the close in step four is your call, your solicitor, your title transfer.

Step 01

Tell us the project

Submit a single project for Tier 01 or Tier 02, or a 3–5-project set for Tier 03.

Step 02

We confirm and invoice

We reply within two working days from brickink-dubai@polsia.app with the kickoff window and the AED fee.

Step 03

We deliver the brief

A single project brief in Tier 01 / 02, or a multi-project mandate report in Tier 03 — with named developer contacts where applicable.

Step 04

You transact — with your own solicitor

We hand off the brief, the contacts and the escrow confirmation. The contract and title transfer sit with you.
